How to Clean and Seal Your Wood Deck

Decks are the workhorses of outdoor living, constantly battling the sun, rain, and foot traffic that inevitably break down wood fibers. When a deck starts turning gray or absorbing water like a sponge instead of shedding it, you are looking at the early stages of rot and degradation. A proper cleaning and sealing cycle is not just about aesthetics; it is a structural necessity to keep the wood healthy and level. Doing this job well requires patience, specifically regarding moisture. If you seal damp wood, the finish will fail within months, peeling and trapping moisture inside the boards. A successful project looks like a refreshed, uniform surface that beads water reliably. Follow these steps, give the wood plenty of time to dry, and your deck will survive for decades rather than rotting into a costly replacement project.

  1. Clear the Deck First. Remove all furniture, planters, and debris from the deck surface. Sweep the entire area thoroughly to remove loose leaves, dirt, and grit from between the deck boards.
  2. Scrub Away the Grime. Apply a high-quality oxygen-based deck cleaner liberally across the wood. Use a stiff-bristled brush to scrub the solution into the grain, focusing on high-traffic areas and spots with visible mildew.
  3. Rinse Along the Grain. Rinse the deck using a garden hose with a spray nozzle. Avoid using a high-pressure power washer, as it can easily splinter the wood and cause permanent gouges.
  4. Patience Prevents Failure. Let the deck dry completely. This typically takes 48 hours of warm, dry weather, though you should verify the wood is dry to the touch before proceeding.
  5. Sand for Smooth Grip. Once the wood is dry, lightly sand any fuzzy or raised grain with 80-grit sandpaper on a pole sander. This ensures the sealer penetrates evenly and provides a smooth finish.
  6. Lock in Protection Now. Use a stain pad or brush to apply a thin, even coat of penetrating oil-based sealer. Work in manageable sections, ensuring the wood absorbs the oil without leaving puddles on the surface.
