How to Deep Clean an Epoxy Garage Floor

Epoxy floors are the workhorses of the modern garage, prized for their seamless, non-porous finish and resilience against spills. However, that high-gloss surface is a magnet for road salt, grit, and oil tracks that eventually dull the shine and turn into abrasive sandpaper. If you ignore these layers, the very floor intended to protect your concrete will start to scratch and lose its chemical resistance. Deep cleaning an epoxy floor is less about heavy-duty scrubbing and more about removing the micro-abrasives that damage the coating over time. When done correctly, you restore the reflective properties of the resin and prevent premature yellowing or peeling. Think of this as a restoration project rather than just a chore, and your floor will maintain that showroom look for years.

  1. Clear the Space First. Remove all vehicles, storage bins, and shelving units that touch the floor. You cannot get a true deep clean if you are working around corners or tight spaces where grime likes to hide.
  2. Sweep Away the Grit. Use a soft-bristle push broom to clear away all dust, loose sand, and rocks. Do not use a stiff-bristle broom, as it can create microscopic scratches on the epoxy surface.
  3. Target Problem Spots. Mix a small amount of mild dish soap with warm water and apply it to oil spots or tire marks. Let it sit for five minutes, then gently work the spot with a microfiber cloth.
  4. Coat the Floor Evenly. Dilute your pH-neutral floor cleaner in a mop bucket according to the manufacturer's ratios. Using a microfiber mop, apply the solution to the floor in sections, ensuring the surface stays wet.
  5. Gently Loosen the Buildup. Use a soft-bristle floor scrubber or a deck brush with non-abrasive bristles to gently loosen the grime from the epoxy texture. Focus on high-traffic areas where road salt and oil accumulate.
  6. Rinse and Dry Completely. Use a fresh mop and clean water to rinse away the soapy residue. Wipe the floor dry with clean, large microfiber towels to prevent water spots and keep the finish streak-free.
