How to Install a Basement Egress Window

Egress windows are the most significant upgrade you can make to a basement, effectively turning a dark storage space into a legal, safe bedroom. While the process involves heavy demolition and structural considerations, the result is a massive influx of natural light and the peace of mind that comes with a proper emergency exit. Done well, the window will look like it was part of the original home design rather than a late-stage addition. Success here depends entirely on the accuracy of your exterior excavation and the structural integrity of your foundation cuts. You are essentially creating a hole in your home's shield, so moisture management and support are non-negotiable. Plan for a long weekend of heavy lifting, but know that the increased safety and home value far outweigh the initial labor.

1. Mark and Excavate Precisely. Mark the exact dimensions of the egress well on the exterior foundation wall, ensuring the top of the window frame sits at least six inches above the final grade. Excavate the soil at least 12 inches wider than the window on all sides to allow space for the well and gravel drainage.
2. Cut Foundation Wall Clean. Use a wet-cut concrete saw with a diamond blade to cut through the foundation wall, working from the outside in. Score both sides of the wall first, then plunge-cut to finish, using a sledgehammer to gently tap out the concrete block sections.
3. Secure Structural Support. If the window span exceeds 30 inches, you must install a steel or pressure-treated wood header to support the foundation load above. Secure the header with epoxy anchors driven deep into the existing concrete walls.
4. Frame Window Perfectly Level. Install a pressure-treated wood buck into the rough opening, shimming it perfectly level and plumb on all four sides. Seal the gap between the buck and the concrete with high-quality polyurethane construction adhesive to prevent moisture intrusion.
5. Install Window Unit Securely. Place the egress-rated window into the buck, securing it through the pre-drilled flange holes with exterior-grade screws. Ensure the window operates smoothly before applying final flashing tape to the exterior flange.
6. Complete Drainage System Setup. Bolt the egress well to the foundation wall and fill the bottom with six inches of crushed stone for drainage. Verify the well includes a code-compliant ladder if the depth exceeds 44 inches.
