How to Stop Basement Seepage

Water is the ultimate opportunist, finding its way through the smallest cracks in your foundation with relentless persistence. When you see damp spots on the floor or beads of moisture on the walls, your house is signaling that the ground around your perimeter is saturated and looking for an exit. Stopping this infiltration isn't about sealing from the inside; it is about managing the hydrology of your yard. Effective basement waterproofing is largely an exercise in site drainage. If you can keep the soil against your foundation walls dry, the hydrostatic pressure against your concrete will vanish. When done well, this project transforms a damp, musty storage space into a dry, usable part of your home without the need for expensive exterior excavation or interior drainage systems.

  1. Route Water Away Fast. Attach extensions to all gutter downspouts to carry roof water at least six feet away from the foundation. Ensure the end of the extension is pointed toward a downhill slope or a drainage ditch.
  2. Slope Ground Away Now. Add topsoil around the perimeter of the house to create a positive slope. The ground should drop at least six inches over the first ten feet away from the foundation wall.
  3. Unclog Hidden Drain Lines. Check your foundation drains or French drains for clogs if your home has them. Use a plumber's snake or high-pressure hose to clear sediment buildup from the discharge end.
  4. Plug Cracks With Cement. Identify cracks in the foundation walls and seal them from the inside using hydraulic cement. This cement expands as it dries to plug the opening tightly against water pressure.
  5. Seal All Interior Surfaces. Clean the basement walls thoroughly with a stiff brush and apply two coats of high-quality masonry waterproofing paint. Use a heavy-duty brush to work the material into the pores of the concrete.
  6. Control Humidity Year-Round. Place a high-capacity dehumidifier in the center of the basement to manage residual humidity. Route the drain hose directly into a floor drain or sump pump pit.
