How to Prevent Mold in Bathroom Pipes

- Exhaust the Moisture First. Run your bathroom exhaust fan during and for at least 30 minutes after each shower or bath. If you don't have a fan, install one that moves at least 1 CFM per square foot of bathroom space. Clean the fan regularly to maintain efficiency. Keep bathroom doors open when possible to promote air circulation and reduce humidity buildup that feeds mold growth.
- Stop Leaks in Their Tracks. Inspect pipes regularly for any signs of moisture, dripping, or water damage. Check under sinks, around toilet bases, and behind the shower or tub. Even small leaks create the perfect environment for mold. Tighten loose connections, replace worn washers or gaskets, and call a plumber for more serious leaks. This is especially important for pipes running through exterior walls or unheated spaces. Condensation on pipes creates moisture that leads directly to mold growth. Use pipe insulation with a vapor barrier for maximum protection.
- Scrub the Visible Lines. Wipe down visible pipes under sinks and around fixtures with a solution of one part white vinegar to one part water. This removes soap scum, mineral deposits, and prevents mold from taking hold. For stubborn buildup, use a paste of baking soda and water. Dry all surfaces thoroughly after cleaning.
- Keep Humidity in Check. Keep bathroom humidity below 50% whenever possible. Use a hygrometer to monitor levels. Run a dehumidifier if your bathroom stays consistently humid, especially in basements or poorly ventilated spaces. Wipe down wet surfaces after use and fix any caulking or grout that allows moisture to seep behind walls where pipes are located.
- Keep Water Moving. Ensure all drains flow freely without standing water that can create humid conditions around pipes. Clean drain stoppers and traps regularly to prevent clogs.
